DILAPIDATED BUILDINGSArticle VI of the Knoxville City Code provides that homes and accessory buildings should comply with the 2012 edition of the International Property Maintenance Code.

Common violations include, but are not limited to:

• Broken or damaged windows
• Damaged gutters and/or roofing
• Peeling paint
• Missing or damaged siding
• Electrical or plumbing deficiencies 

Depending on the seriousness of the violation, the owner has up to 120 days from the date of the letter outlining codes violations to bring the structure up to code.

If the owner does not take care of the problem in that time, the case may go before the Public Hearing Officer or Better Building Board, who could order a demolition, acquisition, or mandatory repair of the structure. More info at Better Building Board/Public Officer Hearings.

Any costs incurred by the City in correcting these violations are charged to the property owner. If not paid, the costs become a lien against the property.

Municipal Court fines and penalties are also possible for housing and building code violations.
